Roof Leak Repair
Roof Leak Repair in Miami
A roof leak is rarely where the stain shows up. Water runs along the deck, rafters and insulation before it reaches your ceiling, so the mark you see can sit several feet from the opening. Caston Roofing has repaired Miami roofs since 1994, and every leak job starts with finding the real source before anything is patched.
Where Miami roofs leak
Most leaks come from a short list of places. Knowing them is how we find a leak quickly.
- Tile roofs: the tile sheds most of the water, but the underlayment below it is what keeps the house dry. Cracked or slipped tiles, aged underlayment and failed material at ridges and hips let water through.
- Flashing: the metal around chimneys, vents, skylights, wall joints and valleys. Sealant dries out and cracks in the Florida sun, and flashing that has lifted or rusted opens a path for rain.
- Shingle roofs: lifted, cracked or missing shingles after wind, and exposed nail heads.
- Flat and TPO roofs: ponding water, open seams, and penetrations such as drains, pipes and rooftop equipment.

How we find the source of a leak
We start from the stain and work upstream: the attic or ceiling first, then the roof deck, then the roof surface above that area, then the nearest flashing, penetrations and valleys. Those are the places that fail most often, which is why the visible stain is usually a poor guide to where the repair belongs.
Once we know where the water is getting in, we explain the options in plain language and give you a clear written estimate before any work begins. The inspection is free and typically happens within 48 hours of your call. We repair shingle, tile, metal, flat and TPO systems on homes and commercial buildings.
What to do while you wait
- Move furniture and belongings away from the drip and catch the water.
- Photograph the damage and the stain, with a date, for your records or an insurance claim.
- Stay off a wet roof. Wet tile and shingles are slippery and a fall is a far bigger problem than a leak.
- Call us. Our phone line is open 24 hours for urgent leaks.
If the leak followed a storm, our storm damage repair page explains how that work is handled.
Repair or replace
A repair is the right answer when the damage is limited to one flashing, a section of tiles or shingles, or a seam. If the roof has failed more widely, a repair will not hold long term, and we will tell you so and show you why. In that case we walk you through replacement options, and our financing page covers monthly payments through our partner Wisetack. For a general overview of this service, see roof repair in Miami.
Common Questions
How quickly can you look at a roof leak?
We offer free inspections within 48 hours, and the phone line is open 24/7 for urgent leaks.
Can a roof leak be fixed without replacing the whole roof?
Often yes, when the damage is limited to flashing, a section of tiles or shingles, or a seam. If the roof has failed more widely, we show you why and walk you through replacement options. The inspection and estimate are free either way.
Why is my ceiling stain not under the damaged part of the roof?
Water runs along the roof deck, rafters and insulation before it drips through, so the stain can sit well away from the opening. That is why we trace a leak upstream from the stain instead of patching what is directly above it.
What roof types do you repair?
Shingle, tile, metal, flat and TPO systems, for both homes and commercial buildings.
What should I do first when I find a leak?
Move belongings out of the way, catch the water, and photograph the damage. Then call us. Stay off a wet roof. If water is coming in during a storm, use the 24/7 phone line.
Will I get an estimate before work starts?
Yes. We give you a clear written estimate before any work begins, and the inspection and estimate are free.
